Each applicant 18 years or older must fill out an application.
All occupants under the age of 18 must be listed on the application.
All applicants are screened with fair housing guidelines regardless of race, creed, color, national origin, religion, sex, family status, handicap (disability) and or sexual orientation.
At this time we are not participating with government housing assistant programs.
Applicant must meet or exceed the following criteria to qualify:
1. Household income of at least three times the amount of the rent. (income can be combined if there is a two income household).
2. A minimum of two years rental history.
3. A minimum of at least one year job history with no gaps.
4. No more that 33% derogatory credit in all bureaus.
5. No collections from utility companies.
6. No evictions or collections from landlords, federal tax liens, or foreclosures.
7. Bankruptcies must be discharged for at least one year and positive credit re-established.
8. A minimum of 585 FICO score
9. No smoking allowed in any of the properties ($500 FINE)
10. No criminal background
